Frisco Heights Cottage Offers Opportunity and Charm

Fort Worth is generally much more preservationist by nature than its sister city to the east, nevertheless, a few neighborhoods in Fort Worth have become rich targets for redevelopment. Tanglewood springs to mind. Sadly, lovely Monticello is another. And because of its proximity to Texas Christian University, Frisco Heights, usually referred to as the TCU area, has become hot with construction and new structures seemingly everywhere. However, some of the quaint, original cottages are quite appealing. That certainly applies to 2729 Merida Avenue, a mere one block from the university.

The cottage at 2729 Merida Avenue is bracketed by an identical pair of condominium buildings. Think what you will of the changing character of the neighborhood — and likewise the condominiums that are replacing the smaller vintage bungalows — but the positive effect of all of this activity is rising values reflected in a near doubling of home prices in the last five years. The previous owners were able to get top dollar rent of $2,800 per month.

Though all of these conditions make the property a sound investment, the house is so damned homey and inviting that it begs for an owner occupant. Original hardwood floors, paneling, and built-in bookcases on either side of the fireplace add character to the living room. Pin spots add a modern touch to the 1,700-square-foot, three-bedroom, two-bath house built in 1939.

A separate dining room has floor-to-ceiling windows, including a pair of French windows leading to the terraced backyard.

The kitchen has been thoroughly updated with new stainless appliances, granite surfaces, and subway tile. I love the gray painted cabinets — a refreshing departure from the ho-hum, woody standard issue. Even the pulls are just right.

 

The bathrooms have also been given a complete overhaul, with fixtures complementary to the house’s style. I used the same Kohler pieces in my 1933 house in Dallas.

Two bedrooms, including the master, are located on the ground floor. Walls seem to be more window than wall.

Up a winding wooden staircase is an attic floor, which contains an additional bedroom and bathroom. There is an additional room under the attic eaves with dormer windows, now being used as a guest room/study.
